Florida Beach Town Channels Mediterranean Charm With Distinctive Design

Golden light washes over sunlit walkways as visitors wander through a network of whitewashed concrete buildings set against a vivid blue sky. Stone paths wind past trellises draped in bougainvillea, leading toward a brilliant shoreline where powdery sand meets emerald-green water. The setting feels almost mythic, yet the scene shifts as Moorish arches and Andalusian courtyards emerge alongside Dutch gabled rooftops. With bicycles gliding by and no cars in sight, the atmosphere suggests Europe at a glance — until Gulf oysters and Southern accents confirm otherwise: this is Florida’s panhandle.

Welcome to Alys Beach, a meticulously planned coastal enclave where architecture and layout evoke far-flung destinations. Located along the eastern stretch of Scenic Highway 30A, a 20-mile corridor known for its beaches and seaside communities, the town offers a contrast to the region’s more typical pastel cottages and towering condominiums.

“The interesting thing about Alys is [its] architectural language so strongly references familiar architectural languages,” says Diana Lane, the town’s director of public relations. “It feels like you are somewhere you can’t quite place.”

Established in 2004, Alys Beach has gained recognition for its uniform white aesthetic, a departure from the colorful palette commonly associated with Florida beach towns. While many visitors compare its look to Greece, Lane notes that its influences are broader. Design elements draw from Bermuda and Central America, with shaded courtyards reminiscent of Antigua, Guatemala, and stepped roofs designed to collect rainwater. Bermudian-style butteries mark the entrance, while architectural details echo other global traditions.

“There’s even a hint of New Orleans,” Lane says. “Walking around, you’ll see balcony rails on a second-storey porch or veranda overlooking a courtyard area that feels very reminiscent of Creole design.”

Despite its striking appearance, the town’s planners emphasized more than aesthetics. Developed by the Stephens family and named after the family matriarch, Alys Beach was conceived as a model of New Urbanism, prioritizing walkability, sustainability and community interaction. The master plan was led by Duany Plater-Zyberk, with architects Erik Vogt and Marieanne Khoury-Vogt shaping its visual identity and environmental standards.

All homes meet Florida Green Building Coalition certifications, incorporating energy efficiency, water conservation and resilience against storms. Cars are limited to designated areas, while pedestrian pathways and bike routes connect homes, shops and shared spaces.

“Everything is connected easily to encourage walkability,” says Lane. “People are immediately joining common space when they step out of their private residence. The idea is for residents and guests to park their car and walk to anything they need during their stay – restaurants, shops, amenities, even a market for sundries and necessities.”

This design has attracted homeowners like Atlanta-based podcast host Julie Silber, who purchased a vacation property in 2021. She notes that each nearby community along 30A offers a distinct atmosphere, from WaterColor’s “preppy feel” to Seaside’s more “bohemian” character.

Silber compares Alys Beach’s ambiance — with its upscale dining and private beach club — “to the feeling you get in St Bart’s, perhaps, or St Tropez”.

From its inception, developers envisioned Alys Beach as a residential community rather than a resort destination. According to Lane, about 15% to 20% of homeowners live there most of the year, while thousands of visitors arrive annually. There are no hotels; accommodations consist solely of privately owned homes, with rental rates starting at approximately $2,570 for a three-night stay in a one-bedroom property.

Access to amenities is similarly exclusive. Only residents and renters can use the private beachfront or the Moroccan-inspired Caliza Pool. Still, visitors can explore public areas, dine at restaurants, browse boutiques or attend community events. Nearby public beaches offer additional access to the coastline.

Hospitality is understated but attentive, Silber says, describing the experience as “a cross between a country club and a five-star hotel”. Dining options skew upscale, with venues such as O-Ku overlooking the amphitheater and The Citizen drawing crowds for its oyster happy hour.

Art and cultural programming also play a central role. Installations are scattered throughout the town, and events run year-round. The highlight is Digital Graffiti, an annual festival that transforms the white facades into illuminated canvases with projected digital artwork.

“It’s ephemeral. This world gets created for two days and then it’s gone. It’s like a full-body sensory experience,” says photographic artist Jonah Allen.

Beyond Alys Beach, the surrounding 30A region offers additional attractions, from new developments like Kaiya Beach Resort in Inlet Beach to the food truck scene in Seaside and the live music and coastal landscapes of Grayton Beach.

Allen describes Alys Beach as the “crown jewel” of the area.

“It’s kind of like the last frontier in Florida, this area, in terms of development,” he says. “There’s not many places you can go that aren’t urban, that aren’t suburban, that aren’t rural. It’s like a combination of all three.”

Yet for all its global influences and curated elegance, the setting ultimately remains rooted in its location. Step beyond the whitewashed architecture onto the sand, and the illusion fades, revealing the unmistakable shoreline that defines Florida’s Gulf Coast.
