Home Insurance Inspections: The New Normal for Homeowners

[FLORIDA] - In the past, your roof was the main focus of your home insurance inspection. Now, insurance companies are diving deeper—way deeper—into your home’s infrastructure. They’re looking at everything from the plumbing beneath your sink to the age of your electrical panel. These inspections, which have become increasingly common, could leave you with an ultimatum: fix these “issues” within weeks, or risk losing your coverage.

As someone who covers these trends extensively, I’ve seen firsthand how this shift is catching homeowners off guard. The scenario is especially prevalent in Florida, where homeowners are already struggling with eye-watering insurance premiums and widespread policy cancellations. Just imagine the shock Adele Barron felt when her insurance company told her she had one month to fix the buckling pavement outside her home, or risk losing her coverage altogether. The repair? It cost $7,000.

A New Era of Scrutiny

This isn’t just a Florida problem. Across the country, insurers are stepping up their efforts to reduce their own risk by increasing inspections. According to industry experts, this isn’t about fixing issues after the fact anymore. Now, it’s all about preventing the problems from happening in the first place.

For example, Citizens Property Insurance Corp., Florida’s state-backed insurer of last resort, is set to conduct a staggering 400,000 inspections this year—a 166% increase compared to last year. Although these inspections don’t always lead to premium hikes, the outcome for homeowners is often an unexpected repair bill or the risk of policy cancellation. In some cases, homeowners are being forced to replace items like 14-year-old water heaters, despite the “lifetime warranty” they were promised.

Feeling the Financial Pressure

For many homeowners, this shift toward more rigorous inspections feels like a one-two punch. Amy Bach, executive director of United Policyholders, an insurance advocacy group, argues that these demands are unfairly targeting older homes. “An insurance policy is not a home maintenance agreement,” she said. But the reality is that even minor issues like corrosion or outdated electrical panels are now seen as red flags by insurers.

This comes at a time when many American families are already feeling the squeeze. The question many homeowners are asking is: Why should they shell out thousands of dollars to fix something that doesn’t visibly improve their home or its functionality? For example, upgrading a perfectly functional electrical panel could set a homeowner back $2,500—a hard pill to swallow when the upgrade offers no noticeable benefit.

The Hidden Costs of Preventative Measures

Some of the most common targets of these inspections are copper and polybutylene pipes, as well as certain types of electrical panels that were installed as late as the mid-1990s. These inspections have only ramped up since the Surfside condo collapse, leading to even greater scrutiny of older buildings. While no one disputes the importance of safety, many homeowners, like Barron in Palm Beach County, can’t help but wonder: If it’s not broken, why change it?

As we move forward, it’s clear that these shifts in the insurance industry are going to impact millions of homeowners across the country, especially in states like Florida. The bottom line is this: If you own a home, you need to be prepared for insurance companies to take a much closer look at what’s beneath the surface.
