The Queens landlord allegedly charged new tenants illegal key money, room reservation fees, advance rents and excessive security deposits. Some of them paid over $11,000 just to move into its rent-stabilized apartment.

Zara Realty allegedly charged illegal late fees to tenants who continue to rent its apartments. It also charged them fees for regular apartment maintenance, which is supposed to be free. It also charged tenants moving into its building or moving to another apartment within the building a broker’s fee.

Additionally, AG James accused the Queens landlord of illegally raising tenant’s rent and forcing them into signing improper leases.
