Laken Sawyers TCPA Suit

A North Carolina woman has launched a proposed class action accusing Coyote Land Holdings LLC, a land-buying company, of flooding consumers with unsolicited text messages in violation of federal and state laws — even to those who had clearly placed their numbers on the National Do Not Call Registry.

In the complaint filed October 3 in federal court, plaintiff Laken Sawyers alleges that the company’s campaign broke the Telephone Consumer Protection Act (TCPA) and the North Carolina Telephone Solicitations Act by using deceptive messaging tactics to promote its real estate deals.

A Flood of Texts After a “Do Not Disturb” Registration

Sawyers said she registered her number on the Do Not Call list in May — yet by July, she received two texts from an entity called AMKL, pitching land-buying offers. But after digging, Sawyers’ legal team couldn’t find any legitimate company by that name.

“It is believed that AMKL is a false name used to shield Coyote Land Holdings from liability,” the suit reads. The complaint adds that other consumers also received similar messages from companies calling themselves AML and PLP — suggesting a network of aliases possibly used to obscure the real sender.

One of those consumers reportedly received the texts soon after Hurricane Helene damaged their Cleveland County property, raising questions about how Coyote Land obtained contact details and whether it targeted distressed property owners.

How the Alleged Scheme Worked

According to the lawsuit, Coyote Land Holdings publicly admits to sourcing contact information from county assessor databases, which include property ownership records. The company’s CEO, Rylan Loader, even acknowledged during a YouTube interview that the firm pays a real estate software company, Launch Control, to distribute text messages to potential sellers.

Sawyers claims this system allowed Coyote Land to profit by offering cash deals at only 40% to 60% of a property’s true value, effectively capitalizing on unsuspecting or financially strained landowners.

The complaint highlights that Coyote’s offers often claim to cover “[real estate agent] commissions and closing costs,” but in reality, consumers receive far less than fair market value.

“When a consumer sells land to a company like Coyote Land Holdings, they are receiving a depreciated cash offer … meaning the consumer incurs a financial cost through that depreciated value,” Sawyers explained in the suit.

A Nationwide Class in the Making

Sawyers seeks to represent a national class of consumers who were registered on the Do Not Call Registry yet received similar texts, as well as a North Carolina subclass of affected residents. She estimates both groups consist of hundreds, if not thousands, of individuals who were improperly contacted.

The proposed class action aims to secure monetary damages and injunctive relief, preventing the company from continuing what Sawyers describes as a deceptive marketing practice disguised as outreach.

Attorneys and Next Steps

Sawyers is represented by Ryan Duffy of The Law Office of Ryan P. Duffy PLLC and Avi R. Kaufman of Kaufman PA. Counsel for Coyote Land Holdings has not yet been identified, and representatives for the company did not respond to media requests as of Monday.

The Laken Sawyers TCPA Suit underscores a growing trend of federal privacy litigation targeting companies that ignore consumer consent and exploit technology for aggressive solicitation. For consumers on the Do Not Call Registry, it raises a familiar question: When “no” should mean no, why does the phone still ring — or buzz?
