Google Abandons 1M-Square-Foot Industrial Lease in North Texas

Technology giant Google LLC has backed out of a significant industrial lease at Northlake 35 Logistics Park, a sprawling business park in North Texas.

The company had initially signed the lease in August 2024 for a space exceeding 1 million square feet, but its withdrawal has left a notable vacancy in the North Texas region.

This decision adds to the surplus of available large-scale industrial spaces in Ft. Worth. Northlake 35 Logistics Park has around 7 million square feet of vacant space.

According to CoStar research, of the 31.2 million square feet of similar-sized industrial spaces delivered since 2022, over 30% remain on the market.

Google's Expansion Plans in Texas

Google had planned to use the leased space to support its data center operations, aligning with its broader Texas investment strategy.

The lease at Northlake 35 Logistics Park, a development by Falcon Commercial Development and Clarion Partners in Denton County, was part of Google's efforts to expand its cloud and artificial intelligence services infrastructure in the state.

In April 2024, Google announced plans to invest $1 billion into Texas data centers and cloud infrastructure. This investment was intended to support Google's existing data center campuses in Red Oak and Midlothian, located south of Dallas. 

If fully realized, this investment would have significantly increased Google's total financial commitment in Texas, bringing it to more than $2.7 billion. The pledged $1 billion represented a dramatic increase from the $330 million Google committed to Texas just a year prior.

With Google's withdrawal from the Northlake lease, questions arise regarding the company's broader Texas expansion plans. While the company has not officially revised its investment strategy, uncertainty looms over whether it will proceed with its other planned commitments in the state.

Property Back on the Market

Nathan Lawrence, a broker at KBC Advisors responsible for leasing the Northlake 35 Logistics Park property, confirmed the space is available again.

"The space is vacant and available now," Lawrence stated in an email to the Dallas Business Journal. "All I have heard is that there was excess capacity."

Despite never occupying the space, Google reportedly spent millions outfitting it for its operational needs. A state filing in May 2024, under the project name "Project Beast," estimated a $20.2 million cost for renovations and improvements.

Google's Continued Presence in North Texas

Despite backing out of the Northlake lease, Google remains a key player in North Texas' data infrastructure landscape. The company maintains operational data centers in Midlothian and Red Oak. Additionally, in October 2024, Google secured a lease for a 1.1-million-square-foot space in west Fort Worth. This new facility, located within the 520-acre Majestic Silver Creek Business Park, is designed to support Google’s expanding data and cloud infrastructure needs.

Cody Gibbs, director of market analytics for CoStar, noted that Google's newly leased facility in Fort Worth mirrors the one at Northlake. Operational features, including dock capacity and 40-foot ceiling heights, are included in the deal.

"Even from a geographic perspective, the two sites are around 55 miles from Google’s Red Oak campus," Gibbs explained in an email.

Industrial Market Challenges in North Texas

The vacancy at Northlake 35 Logistics Park contributes to the growing number of unoccupied large-scale industrial spaces in North Texas. The area currently has approximately 7 million square feet of available industrial space, all built within the past three years.

The broader North Texas industrial real estate market continues to experience challenges in filling these large facilities. Of the 31.2 million square feet of similar-sized spaces constructed since 2022, more than 30% remain unleased. This oversupply may impact future developments and investment decisions in the region.

Google's decision to walk away from the lease raises questions about corporate demand for large-scale industrial spaces in North Texas, as well as the long-term viability of speculative industrial developments in the area.
